VALENTINE, Neb. -- The Cherry County Assessor’s Office has found an error in the recent valuations of some rural Valentine properties.

Cherry County Assessor Jackie Moreland said the errors involve mostly houses surrounding Valentine. 

“This error is part of the reason for some of the larger land increases,” Moreland said. "However, land has not been adjusted in most of these neighborhoods since 2018, so there are substantial changes catching up to market."

Corrections to the error will be addressed during the Cherry County Commissioner meeting on June 10. Notices will be sent to those homeowners June 10 or 11, and those taxpayers will then have 30 days to protest.

As News Channel Nebraska reported last week, many Cherry County residents received letters about significant increases in property values, including valuations doubling or even tripling.

“State law requires us to keep values at a level that is 92-100% of the market value for residential properties,” Moreland said. "Our entire county is experiencing increases as the market has been strong and only continues to increase."
