VALENTINE, Neb. -- Some agricultural land owners in Cherry County will be receiving letters in the mail with new valuations. Cherry County Assessor Jackie Moreland confirmed Tuesday that there were not only errors in the recent valuations of some rural Valentine properties, but also a class of agricultural land.

Moreland said the errors involve the 3GF soil subclass where the dollar per acre was entered incorrectly in the system as 100% of market instead of at the 72%  level subject to agricultural property.

More than 2700 parcels of agricultural land and 409 parcels of residential land will be receiving letters with updated valuations.

“This error is part of the reason for some of the larger land increases. However, land has not been adjusted in most of these neighborhoods since 2018, so there are substantial changes catching up to market,” Moreland said in a Monday News Channel Nebraska story about residential land errors.

Moreland said 14,000 total notices were mailed out June 1 about changes in property valuations.
